Kimball Hill Homes has variety of options in Kendall County

For the third time in as many years, Kendall County has been named among the top three fastest growing counties in the country, this year taking the number one spot, according to Census data.

With that population growth has come a wave of new-construction residential development, including new single-family homes by Rolling Meadows-based Kimball Hill Homes. The builder is currently developing more than 550 homes at two communities in Kendall county: Whispering Meadows in Yorkville and Huntington Chase in Montgomery.

According to the developer, Chicago-area residents are increasingly calling Kendall County home because of the area's value and location.

"It's a place where families can have the life they want. Spacious homes with big yards are available in diverse communities, in a quickly expanding region, at a very affordable price," said Jack Wexelberg, regional president of Kimball Hill Homes.

For example, from Yorkville, county seat of Kendall and home to Kimball Hill's Whispering Meadows community, residents are less than a 30-minute drive to Joliet, now ranked 36th nationally for new job creation.

"Having a variety of desirable employment opportunities nearby creates an overall better quality of life for residents of the county," said Wexelberg.

Residents of Kimball Hill's Huntington Chase community, located near the intersection of Route 30 and Dickson Road in Montgomery, are two miles from Aurora and less than 15 miles from Naperville. Additionally, several Metra stations throughout the community provide service to downtown Chicago.

Wexelberg also said the housing values are also attracting families from across the Chicago region.

"There are few places in the Chicago area where buyers can find a 2,400-square-foot single-family home of this quality in the $250,000s," he said.

At Huntington Chase, buyers can choose from eight floor plans with three to four bedrooms, two to 2½ baths and two-car garages, are base-priced from $232,990 to $269,990.

The homes offer a variety of features such as large family rooms, eat-in kitchens, mud rooms and lofts. At Huntington Chase, homebuyers also have their choice of school districts. The community is served by Oswego's District 308 and Yorkville's District 115.

The village of Montgomery also offers community events for all ages throughout the year, including the annual Oktoberfest and Montgomery Fest, while surrounding park districts feature activities including fishing, swimming and hiking.

Southwest of Montgomery in Yorkville is Whispering Meadows, which is one of Kimball Hill's clubhouse communities. Here, buyers can choose from seven floor plans including both ranch and two-story designs.

Homes range in size from 1,632 to 3,052 square feet with three or four bedrooms, two or 2½ baths and two-car garages. Base prices range from $231,990 to $274,990.

Wexelberg said the clubhouse serves as the centerpiece for the community.

"The clubhouse will be used on special occasions for get-togethers with family, friends and neighbors. It will also be put to everyday use thanks to its fitness studio with workout equipment," he said.

He said that is just one example of the family-friendly amenities planned for Whispering Meadows. In addition to the clubhouse, buyers will have access to several other outdoor amenities, including a swimming pool, sundeck, parks and a pond.

Whispering Meadows is near the intersection of Alice Avenue and Alan Dale Lane.
