Models debut, sales begin at Boulder Hill New community offers converted condos and townhomes starting at $75,900

Sales are officially under way at Boulder Hill, a new community of converted condominiums and townhomes in Montgomery, where three models recently opened.

Totaling 150 like-new attached residences available in three different product lines, Boulder Hill offers a wide range of residential options to buyers, especially those who are considering or currently are renting and who desire all the benefits of a low-maintenance, attached home.

"These Boulder Hill residences are completely updated and freshly painted. And they're equipped with all-new kitchens, fixtures, tubs and showers, flooring, cabinets and countertops," said Stacey Doweidt, sales associate for SW Boulder Venture, LLC, developers of the property.

"They're virtually undistinguishable from recently built units, and yet our prices are significantly lower than what you'd pay for a comparable new construction home," said Doweidt, who said base prices start at only $75,900.

Doweidt said that Boulder Hill is particularly appealing to first-time buyers who may be sitting on the fence about whether they should rent or purchase a home.

"The advantages of owning your own home greatly outweigh any benefits of leasing," she said. "When you purchase a residence, you can deduct -- within certain limits -- your property taxes and mortgage loan interest on your yearly federal and state income tax returns."

Additionally, homeowners are able to build up equity that can appreciate over time, a benefit that's not shared by renters, who pay rent every month that they will never see again, Doweidt said. Moreover, rent is susceptible to inflation and cost-of-living increases that can amount to approximately 4 percent or more every year.

"Conversely, when you purchase a home with a fixed-rate mortgage loan, you can count on paying the same principal and interest amount every month. Property taxes, insurance and maintenance costs are the only expenses that will increase gradually over time," she said.

The three types of homes Boulder Hill buyers can select from are:

✿ Traditional condominiums, featuring one to two bedrooms, one bath, large living and dining area, kitchen and spacious walk-in closets. Prices range from $75,900 to $90,900, and square footages span approximately 570 to 800. ✿ Ranch-style condominiums, offering two bedrooms, one bath, living room, oversized eat-in kitchen and private front and rear entries--priced at $109,900 and sized at approximately 725 square feet.

✿ Two-story townhomes, including three bedrooms, one bathroom, large eat-in kitchen, generously sized living room, private front and rear entries and rear concrete patio (views of the Fox River also available, depending on the unit). Each is priced at $120,900 and offer approximately 950 to 1,000 square feet of living space.

Low monthly assessments, which range from $113 to $178 (per unit), cover routine maintenance and upkeep, lawn care, snow and trash removal, liability and casualty insurance on common property, and management and administrative services.

Doweidt, who added that two-bedroom townhomes will be introduced soon, said that shoppers can now tour three models: a one-bedroom traditional condominium and a two-bedroom traditional condominium, both furnished by Ikea in Schaumburg; plus an unfurnished ranch-style condominium, which includes a number of upgrades like new stainless steel appliances and oak kitchen cabinets and is available for immediate delivery for only $111,000.

"With our low grand opening pricing in effect, this is a fantastic time to buy a Boulder Hill condominium or townhome and reap all the benefits of home ownership," said Doweidt. "While a number of units have already been claimed in the three weeks since opening, we have a wide selection of residences available in Phase I. Boulder Hill homeowners will appreciate the surrounding neighborhood and Montgomery's built-in perks, Doweidt said.

It's nestled among mature, shady trees and is ideally situated within walking distance of the Fox River, which offers canoeing, fishing, picnicking and jogging and biking paths," said Doweidt.
