Couple finds 'House 2 Sell' a plus in making move to Providence

Kris and Jenni Kinnard have a two-year-old daughter and are planning to expand their family, so they needed a larger home.

Last summer, they started to look at several new home communities in Elgin, but still had one thing on their mind: how to sell their existing home.

When the Kinnards visited Town and Country Homes' Providence community just off Route 20, in addition to falling in love with the community, they learned about the company's "House 2 Sell" program that buyers can use to help sell their present home more quickly. When the couple chose to purchase a home at Providence, they also decided to give the House 2 Sell program a try

After a few months, they sold their old home before their new home at Providence was completed, avoiding the financial burden of carrying two mortgages.

Providence, with a location on Elgin's growing west side, an on-site clubhouse called the Boathouse and acres of parks, preserved wetlands and open green spaces, offers two series of single-family homes. Planned are 270 Blackstone Series homes starting in the $320,000s and 73 larger Cape Cod Series estate homes priced from the $470,000s. Along with these single-family homes, there are also two-story front-load garage townhomes with rear patio living offered at Providence, with prices beginning in the $170,000s. Decorated and furnished models are open for tours daily.

"When we started looking at new home communities in Elgin, Town and Country was the only builder we visited that had a program like House 2 Sell. It was really the only way possible for us to get a new home and not have to worry about selling our existing home," said Kris. "Everything worked out perfectly, as we closed on our old home before we moved into our new home at Providence."

The House 2 Sell program is available at all eight Town and Country new home communities in northern Illinois and allows buyers at any of these communities to list their existing home with a Coldwell Banker broker, with the aim to help streamline the home sale process and make their existing home sell more quickly.

When buyers like the Kinnards use House 2 Sell, they will receive a free Competitive Market Analysis (CMA) of their existing home and have the local Coldwell Banker representative work closely with them, receiving valuable tips on making their home ready for resale and then agreeing on a saleable price for their home.

In the case of Kris and Jenni's old house in Glendale Heights, the Coldwell Banker representative gave them excellent ideas on how to make their home more presentable for sale.

"We made our appointment to have the Coldwell Banker rep visit our home and we learned about the things we could do to help the sale go faster. We actually did everything that was recommended, from sprucing up the landscaping outside, to painting a couple of rooms to rearranging furniture for a better flow. We took these recommendations to heart and completed everything in about a week," said Kris.

The Kinnards received multiple offers on their home in as quickly as one month and were pleased with the selling price they settled on.

All of the House 2 Sell consultations are provided to Town and Country buyers free of charge and buyers have no obligation to use Coldwell Banker's services to receive the competitive market analysis and recommendations for resale.

With the worry of their existing home's sale taken care of with the House 2 Sell program, the Kinnards could easily focus on the excitement of their new home at Providence.

The couple selected the Clarke floor plan from the Blackstone Series at the community. Blackstone Series homes are offered in a selection of 15 two-story models sized from 2,266 up to 3,544 square feet, each in a range of exterior styles. These homes include three to four bedrooms, 2½ baths, basements and two- or three-car garages as standard. Full, walk-out and look-out basements are available per home site selection. Prices range from the $320,000s to the $390,000s.

Kris and Jenni liked the Clarke because it gave them plenty of room for their young daughter Kaitlynn and the future children they are planning on. he Clarke measures 3,128 square feet, with four bedrooms, 2½ baths, a den, large family room open to the center island kitchen and breakfast area, loft, basement and two-car garage in its base configuration.

Since Town and Country offers so many options for personalization, the Kinnards selected a gourmet kitchen with built-in appliances, an Ultra master bath with dual bowl vanity, soaking tub and separate walk-in shower along with an oversized bonus room on the second floor. They also specified a full basement and a three-car garage.

"We really liked Providence because of its location, school district and overall neighborhood layout," Kris said. "Having the Boathouse was a nice bonus."

The Boathouse clubhouse/community center has become a big part of this community's social activities and includes a fishing pier and outdoor patio seating. Inside, there is a furnished great room with stone fireplace, a food serving area and children's play room.

The Boathouse is set on the shores of a stocked fishing pond and is adjacent to Providence Park, which features a picnic area and tot lot. Additional neighborhood highlights of Providence include Heritage and Settler's Parks, both with a pavilion area, tot lot and tennis courts.

As Kris mentioned, Providence is served by District 301 Burlington Schools that are within walking distance to the community.

The couple's entire experience with Town and Country was exceptional, with both Kris and Jenni saying that Town and Country's personnel were warm and friendly and really went out of their way to assist them.

"Since this was the first home we built, we had a lot of questions and sometimes I would keep them on the phone for a long time, but they always took their time with me and never rushed anything along," Kris said.

"We are so happy with the way the House 2 Sell program worked for us. It really made it possible for us to move to Providence. I have also recommended the program twice to members of my family because I think it can really be a big help to many buyers," said Kris. Town and Country Homes
