Silver Leaf offers single-family homes from $199,900

Naperville-based J. Lawrence Homes recently unveiled two new floor plans at Silver Leaf in Joliet priced from $199,900 to $209,900.

Measuring 1,700 to 1,800 square feet, these new plans have three bedrooms, 2½ baths, a two-car garage and a basement.

"Joliet has a high concentration of young, first-time buyers, yet many new-home communities are priced out of their range," said John Wozniak, president of J. Lawrence Homes. "So we designed two new plans that have the features these buyers want most at a price that is practically unheard of in the Chicago area."

Located roughly 45 miles south of downtown Chicago on Houbolt Road, just south of Route 52, Silver Leaf offers seven floor plans measuring from 1,700 to 2,674 square feet with three to four bedrooms, two to 2½ baths, and two-car garages. Base prices range from $190,000s to the $260,000s.

The first new plan at Silver Leaf is the 1,700-square-foot Cottonwood. Priced from $199,900, it offers a formal living room, eat-in kitchen and a family room. Notable features include the first-floor laundry/mud room that allows access from the garage and extra storage provided by an entry closet and kitchen pantry.

On the second level is the master bedroom suite with a walk-in closet, linen closet, private bath and a dressing area. The second level also includes two secondary bedrooms with a shared hall bath.

"This home really gives buyers a lot for their money," said Jim Chittaro, chief financial officer of J. Lawrence Homes. "For the same price many other buyers are spending on a townhome, buyers who choose the Cottonwood get a single-family home with their own yard, an eat-in kitchen large enough to seat six, formal and informal living areas and a master suite. It's one of the best values in Will County."

For buyers wanting a bit more space, the other new plan, the Bayberry, has 1,800 square feet with a formal living and dining room, eat-in kitchen, family room and a second-level loft. This plan is priced from $209,900.

"At just over $200,000, this is still well within the reach of a first-time buyer, but with a little more space for a growing family," said Wozniak.

"The layout of the Bayberry is comparable to homes in the $250,000-plus range. It has the features you'd find in a higher-priced home, like the loft and master suite with a deluxe bath with a dual-bowl vanity and separate shower and soaking tub, but for considerably less," he said.

Options available in both plans include alternate exterior elevations, a breakfast bar in the kitchen, a fireplace in the family room and volume ceilings in the master suite.

Residents of Silver Leaf enjoy community amenities such as a park and several ponds, plus a walking trail connecting to Troy Heritage Trail Elementary School. The community also offers easy access to Interstates 55 and 80 as well as Joliet's Wilderness Mall, Inwood Golf Course and St. Joseph's Provena Medical Center. J. Lawrence Homes
