Sales under way at the Villas at Fox Run in Plainfield
With summertime here, the forecast calls for warmer temperatures outside and downright hot sales inside the information center at the Villas at Fox Run, Epcon Communities' new community of 92 ranch villa townhomes in Plainfield, where preconstruction sales are under rway.
Located in an easily accessible area just off Route. 59 and Dayfield Drive, the Villas at Fox Run has garnered healthy interest from buyers, as evidenced by brisk sales to date. The community is attracting buyers from all over Chicagoland who seek a luxury, low-maintenance lifestyle in a quality-built residence at an appealing price. And with preconstruction savings still in effect, the low base prices are proving to be a major draw, said Michelle Bendien, director of sales and marketing for the Villas at Fox Run.
"This is the absolute best time to purchase, before construction begins and while there is still a fantastic selection of sites and specific locations to choose from," she said. "More people are discovering us every day. But that's little surprise to me, considering that we're filling an important niche here in Plainfield for those seeking a single-level, villa-style townhome in a clubhouse setting--something that's quite distinctive and limited in this area."
Homeowners will reap the benefits of less upkeep in the form of provided lawn care, snow removal and exterior maintenance--which is all covered by a low $165 monthly homeowners contribution. Additionally, Villas at Fox Run residents will soon be enjoying a 3,000-square-foot clubhouse, complete with game and pool tables, a fitness center, a fully applianced kitchen, shower-equipped bathrooms, fireplace, big screen TV, meeting/party space, and an adjacent heated outdoor swimming pool. The clubhouse and pool are expected to open by late summer.
"Imagine the fun family parties you could host at the clubhouse and the opportunities for relaxing by the pool and exercising in style in the fitness center," Bendien said. "Plus, our community will be graced with pleasant walking and bike trails and scenic ponds, offering even more excuses to get out and enjoy the outdoors."
But perhaps the community's biggest draw is the ranch villa-style homes themselves, each of which is equipped with the wide array of generous amenities and thoughtfully designed layouts that Epcon Communities has built its reputation on. Epcon's hallmark European country-styled and chalet-influenced ranch designs showcase exceptional features like open, flowing living space, volume ceilings, handsome brick and stone accents and fiberboard siding.
"These homes don't look or feel anything like your average, ordinary townhouse," said Bendien. "We've crafted them to live more like single-family homes, going so far as to design these residences so that there are only four to each building. As a result, each villa's architecture resembles a single-family residence from all four sides. What's more, the high roof pitch is characteristic of custom single-family homes."
Shoppers can choose from four different floor plans -- each offering two to three bedrooms (or two bedrooms with a den), up to 2½ baths and 1,325 to 1,925 square feet. Base prices span from $217,990 to $252,990. Bendien noted that special incentives and preconstruction pricing are available for a limited time (consult an Epcon Communities New Home Consultant on-site for details).
Every Villas at Fox Run ranch home includes an array of luxury features and generous extras that other builders don't include -- among them is a kitchen with beautifully crafted cabinetry and a breakfast bar, a great room with a volume ceiling and generously sized windows, dining room, walk-in closets, raised panel doors, an energy efficient insulation package, roomy laundry areas adjoined by a "storage n' more" room designed for convenience and practicality, and much more. The Abbey and Canterbury designs both include three season veranda rooms, the Villa and Chateau have nine-foot ceilings, and the Chateau features an upstairs flex or bonus space.
Popular options available include a fireplace, patio, hardwood flooring, granite, Zodiac or Corian countertops, designer kitchen cabinetry and more.
Construction is slated to begin soon, and first deliveries are anticipated by late summer, when three fully furnished models are also expected to open.
In addition to convenient access to I-55 and I-80, the Villas at Fox Run is located near Settlers' Park -- where residents can enjoy concerts, movies, and fairs; family fun destinations like the Plainfield Historical Society and Museum; golf getaways at Wedgewood or Mistwood golf courses and the Bolingbrook Golf Club; and favorite restaurants including Baci, Gourmet Junction and Front Street Cantina.
The Villas at Fox Run information center is open daily from 10 a.m. to 6 p.m. and is located off Route 59 and Dayfield Drive, one mile south of Renwick Road and one mile north of Caton Farm Road.
