Carillon Club in Naperville price reductions create great opportunity for active adults
Cambridge Homes has significantly reduced the base price of every home at Carillon Club in Naperville to help offset the sluggish resale market.
Active adult buyers now have the benefit of saving $70,000 to $90,000 on base prices of the single-family homes, $60,000 to $72,000 on the townhouses and $35,000 on the line of condominiums featured in the community.
"We have made considerable across the board price reductions at Carillon Club for buyers to overcome concerns about selling their current homes," said Paul F. Ivers, president of Cambridge Homes.
"We have found a number of buyers are waiting until the resale market improves before they buy new. We are taking the initiative with the lowered prices so people do not have to wait any longer for the resale market to improve.
"It's always better to buy a new home in a buyer's market because as the market gets stronger, both resale and new home prices will increase. This means by purchasing a new home in Carillon Club, especially with the reduced prices, buyers have the benefit of appreciation on their side. Moreover, the gains in purchasing a new home now in Carillon Club should more than offset any potential gains in selling current homes at potentially higher prices in the future," Ivers said.
According to Ivers, there's no guarantee how long the price cuts will last at Carillon Club. "We're evaluating this week by week, and the prices will certainly go back up when the market conditions improve, if not sooner. This is the day buyers have been waiting for," he said.
Carillon Club in Naperville is a resort style active adult community for those at least 55 years young. The community will feature 906 main-level homes among five series when complete.
Because of its enviable Naperville location, abutting the White Eagle Club, Carillon Club is designed as Cambridge's most luxurious active adult resort community ever, both in terms of the homes and resort amenities.

The Gallery series features four ranch-style single-family homes ranging from 2,054 to 2,576 square feet featuring two to three bedrooms with up to four bedrooms available per plan, two to 2½ baths, two-car attached garages and basements. The Gallery series was priced from $448,000 to $472,000 but is now priced from $358,000 to $382,000 for a savings of $90,000.
Additionally, buyers can choose from seven different town home designs. The Champion series was priced from $283,500 to $323,500 but is now priced from $223,500 to $263,500 for a savings of $60,000.
Ranging from 1,491 to 2,608 square feet, the upscale Holiday series features two single-level designs, as well as two, two-story cape style plans with main-level master bedroom suites. The single-level plans include two bedrooms and two baths and the two-story plans include three bedrooms and 2½ baths. All four home designs include two-car rear load garages and full basements. Three-car garages are available per plan. The Holiday series was priced from $329,500 to $397,500 but is now priced from $257,500 to $325,500 for a savings of $72,000.
The Alpine series features five single-level condominium plans that range from 994 to 1,370 square feet with one to two bedrooms and one to two baths. The Alpine series will be built in three-story buildings over parking garages with 29 homes per building. A total of 44 indoor parking spaces will be provided per building with one spot included per residence. Additional parking will be provided in parking lots. The Alpine series was priced from $221,000 to $255,000 but is now priced from $186,000 to $220,000 for a savings of $35,000.
