Immediate-occupancy residences ready for summer move-ins

Motivated Chicago home buyers will find an abundance of once-in-a-lifetime deals for condominiums, town houses and single-family homes that are ready for quick move-in this summer, real estate experts say. The following is a rundown of what's available.

Single-family homes

If you are looking for an immediate-occupancy new-construction home at a bargain price, look no farther than Edgebrook Glen development in the Edgebrook/Forest Glen neighborhood on Chicago's Northwest Side.

"To celebrate the housing market comeback we expect to develop later this year, we are currently offering $75,000 off the purchase price of four fully completed and ready for move-in new-construction homes at Edgebrook Glen," said developer Paul Bertsche of C.A. Development. To take advantage of the huge price reduction, the buyer must be willing and able to close on the home in 45 to 60 days, Bertsche said.

Edgebrook Glen is a development of 64 luxury single-family homes at 5200 W. Armstrong Ave. on the Far Northwest Side. The secluded 11-acre site adjoins the western border of the Indian Woods Forest Preserve at the edge of the Edgebrook and Forest Glen neighborhoods.

Here are the details on the four homes now available with the $75,000 discount at Edgebrook Glen:


• A two-story Maple II design showcases four bedrooms, 3½ baths, 3,783 square feet of living area and an attached two-car garage. Lot 29, a corner site, adjoins a landscaped green belt and overlooks a triangular pocket park and the forest preserve. Its discount price is $668,900 (down from $743,900).


• A two-story Arbor II design has four bedrooms, 3½ baths, 3,635 square feet of living area and an attached two-car front-load garage. Lot 62, a corner site, is at the beginning of a private cul-de-sac street that dead ends at the forest preserve. The home is marked down to $704,900 from $779,900.


• A two-story Oak is a spacious six-bedroom design with 4½ baths, 4,968 square feet of living area and an attached two-car garage. The home is built on Lot 6, a corner site anchored by a mature oak tree. This top-of-the-line home is discount priced at $779,900.


• A two-story Arbor design on oversized Lot 59 showcases four bedrooms, 3½ baths, 3,635 square feet of living area and an attached two-car garage. Located at the end of a cul-de-sac and adjacent to the forest preserve, this top-of-the-line home is discount priced at $664,900.

The four discount-priced homes include many custom upgrades ranging from upgraded kitchen cabinetry and Brazilian cherry floors to a fireplace in the master bedroom, Bertsche said.

The homes at Edgebrook Glen offer luxury finishes - including kitchens with cherry cabinets and granite countertops, marble baths and hardwood floors and stairs. Oversized home sites are standard.

Other homes planned at Edgebrook Glen are preconstruction priced from $559,900 to $989,900, according to Betty Sewell, sales manager for Garrison Partners, the exclusive sales and marketing agent for Edgebrook Glen.

C.A. Development also is offering $75,000 off the purchase price of four fully completed move-in-now new homes at the Residences of Old Irving Park on Chicago's Northwest Side. Buyers must be willing and able to close on the home in 45 to 60 days.

Three Estate Homes are available for immediate occupancy at the development, located in the Old Irving Park neighborhood. One of them - the all-brick, fully decorated model at 4000 N. Kolmar - features $100,000 in installed upgrades at no charge, Bertsche said.

Here are the details on the three homes available for immediate occupancy:


• The two-story Greenwood model, on a corner lot at 4000 N. Kolmar, is an all brick four-bedroom, 3½-bath home with 3,080 square feet of living area, plus a detached two-car garage with a 20-by-20-foot roof deck. The home has a great room, a family room, two fireplaces, a front porch and a deck. The price is reduced to $624,900 from $699,900.


• A two-story Greenwood design is a four-bedroom, 3½-bath home with 3,480 square feet of living area and an attached two-car garage. Built on Lot 21, the home has a great room, a family room, two fireplaces, a front porch and a rear deck. It is priced at $600,000, reduced from $679,900.


• A two-story Elm design showcases five bedrooms, a great room, 3½ baths and 4,126 square feet of living area, and an attached two-car garage. Built on oversized Lot 60 with more than 5,600 square feet of space, the home has a family room, two fireplaces, a 50-foot-long front porch and a deck. It is priced at $724,900, reduced from $799,900.

The Estate Homes at the Residences of Old Irving Park are built on double lots measuring 50 to 57 feet wide.

C.A. Development is offering a $25,000 discount on the purchase price of three fully completed and ready for move-in new-construction homes at Mayfair Crossing, a single-family home development in the Portage Park neighborhood on Chicago's Northwest Side.

Prices on two of these homes were previously discounted by $50,000, making the total savings on these homes $75,000.

To take advantage of the huge price reduction, the buyer must be willing and able to close on the home in 45 to 60 days. In addition, C.A. Development is offering six months of free interest payments on a home buyer's new mortgage through the builder's preferred lender.

Situated on a 2.3-acre infill site at Kilpatrick and Berteau avenues, Mayfair Crossing features 26 new-construction single-family homes. The development is about two blocks north of the Marketplace at Six Corners shopping center on Irving Park Road just east of Cicero.

Base prices range from $489,900 for a three-bedroom home and range upward to $649,900 for the largest four-bedroom residence at Mayfair Crossing. Here are details on the three homes available for immediate occupancy:


• 4654 W. Berteau. This Mayfair floor plan home on Lot 22 has four bedrooms, 3½ baths and 3,080 square feet of living space. It is priced at $575,000.


• 4652 W. Berteau. The Lot 23 Berteau floor plan has four bedrooms with 3½ baths and 3,080 square feet of living space. It is priced at $575,000.


• 4219 N. Kilpatrick. The model home on Lot 6, an Avondale floor plan with four bedrooms and 3½ baths, is also available for immediate occupancy. It is priced at $605,000.

Families interested in purchasing a home at Mayfair Crossing may tour the new model home and sales center located at 4219 N. Kilpatrick by appointment. The current sales office and model home at 4000 N. Kolmar is open from noon to 4 p.m. Saturday and Sunday or by appointment.

Only six single-family homes are available for sale at a 27-unit single-family home and town house development under construction at 2842 S. Lock St. one block north of Archer Avenue in Chicago's Bridgeport neighborhood.

Prices of remaining three-bedroom-plus-den or four-bedroom, 3½-bath homes start at $579,000, according to Vision Group Realty & Marketing, the exclusive sales and marketing agent for the project.

The brick single-family homes are built on 29-by-84-foot home sites along the 2800 block of South Lock Street. The single-family homes offer as much as 3,200 square feet.

The DeGrazia Development Co. project consists of 13 single-family homes and 14 townhouses. The Riverside Homes townhouses are set back 60 feet from the river and a planned river walk. There are three different elevations for single-family homes. A two-car garage is also included with the purchase of each residence. Each home also includes a basement level with utility room and full bath.

Kitchens feature solid oak flooring, 1¼-inch granite countertops with 4-inch backsplash, double-bowl stainless-steel undermount sinks with Moen pull-out faucet and oak or maple cabinetry with 42-inch uppers. Townhouses

Three luxury townhouses are ready for summer occupancy at Cornelia Court, a 63-unit development at 3001 W. Cornelia Ave. in Chicago's West Roscoe Village neighborhood. A buyer credit is available for any unit closed by July 31.

Plans for the $28 million development call for two-bedroom, two-bedroom-plus-den, three-bedroom and four-bedroom town houses with 2½ to 3½ baths and 2,242 to 2,904 square feet of living space. Base prices range from $475,900 to $644,900.

For buyers who need immediate delivery, Cornelia Court has three townhouses that can be classified as move-in now residences - with delivery available in 30 days to 60 days.

The available Phase II town houses, priced from $475,900 to $629,900, are scheduled for completion in the summer of 2008, according to Anchor General. The two-bedroom, three-bedroom and four-bedroom town houses with 2.5 to 3.5 baths have 2,242 to 2,904 square feet of living area.

Here are details on the town houses available for immediate occupancy:


• The Cornelia, a two-bedroom-plus-den town house with 2,242 square feet, is in ready-to-move-in condition. It features a family room, 2½ baths and a two-car attached garage. It also has Viking kitchen appliances and window treatments. It comes with enhanced lighting, crown molding millwork and custom paint packages. This unit is base priced at $479,900.


• The Addison is a three-bedroom, three-bath town house with 2,242 square feet and a two-car attached garage. The Addison is priced from $514,900.


• The Bentley is a four-bedroom, 3½-bath town house with 2,904 square feet of living area and a 2½-car attached garage. It comes equipped with a fully upgraded kitchen package, crown molding package and upgraded carpet package. It also has surround-sound wiring and speakers, window treatments throughout and a side-by-side laundry center. It is priced at $629,900.

All homes are fee simple with the Homeowners Association. Low assessments include water, exterior maintenance, common insurance, scavenger and landscaping.

Jameson Realty Group is offering a nice selection of immediate-occupancy condominiums available for quick move-ins this summer, said Charles Huzenis, president of the realty company. Here are details on several move-in-now choices:


• North Beach Lofts. Three units remain at North Beach Lofts. This 43-unit adaptive-reuse and new-construction loft condominium development is located at 1225 W. Morse Ave. - only one block from Lake Michigan - in East Rogers Park. The two-bedroom, two-bath units are priced from $289,900 to $299,900 with immediate occupancy available.


• 2916-2924 Berteau Condominiums. Only one condo remains for sale in this vintage red brick building at 2916-2924 W. Berteau in the Ravenswood neighborhood. The two-bedroom duplex with two baths and a study is priced at $249,900.


• Paulina Ridge Court. Only one two-bedroom, one-bath residence remains for sale at this beautifully rehabbed vintage condominium at 5909 N. Paulina in the Ravenswood neighborhood. It is priced at $214,900.


• Winthrop Terrace Condominiums. Only one two-bedroom, 2.5-bath duplex unit remains at this 19-unit vintage condominium development located at 4936-4938 N. Winthrop in the Uptown neighborhood. It is priced at $205,900.


• The Grove at Greenleaf. Eighty percent of the 44 units have been sold in this vintage courtyard condominium development located at 1358-1366 W. Greenleaf in Rogers Park. The two-bedroom condos are priced from $179,900 to $218,900. A furnished model is open from 1 to 4 p.m. Sunday.


• 2105 W. Concord. Only one unit remains at this seven-unit, new-construction loft development located in Bucktown. The two-bedroom, two-bath unit is priced at $529,900 and includes garage parking. A model is open from 1 to 4 p.m. Saturday and Sunday.


• 3016 W. Belle Plaine. Only one of the 11 vintage rehabbed condominiums remains at 3016 W. Belle Plaine. The two-bedroom, two-bath duplex is priced at $214,900.


• 154 W. Hubbard. Only one unit remains at 154 W. Hubbard, a classic loft building located just west of LaSalle Street in River North. The two-bedroom-plus media room, two-bath unit has more than 2,400 square feet of space and is priced at $799,000.

A final developer closeout is under way at Morgan Street Lofts, a 60-unit loft-style condominium development at 3531 S. Morgan St. in Chicago's Bridgeport neighborhood.

Only six units remain to be sold, and immediate occupancy is available, according to DeGrazia Development Co., the developer.

Buyers may choose from one one-bedroom-plus-den unit and five two-bedroom residences with 1½ or two baths, said John Perseghin, sales manager for Vision Group Realty & Marketing, the exclusive marketing agent.

The one-bedroom-plus-den residence features spectacular north and east views of downtown and U.S. Cellular Field. It is closeout priced at $209,000.

A one two-bedroom, 1½-bath residence is priced at $239,400, and the four remaining two-bedroom, two-bath layouts are closeout priced from $225,900 to $242,900.

DeGrazia also is hosting a final developer closeout for the final duplex town houses at the 37th Place Townhomes at Halsted Street development. Only two of the eight townhouses remain for sale in this development.

The three-bedroom, 2.5-bath town houses feature 2,500 square feet, including a private terrace and 2½-car attached garage. Immediate occupancy is available. The town houses are closeout priced at $399,000.

The development has 58 heated indoor parking spaces priced at $24,000 each. The indoor parking includes a private bike rack. Outdoor parking is $17,000.

A final developer closeout is under way on three remaining luxury immediate occupancy condominiums at Lincoln Crossing, a 35-unit new-construction condominium development located at 5588 N. Lincoln Ave. in Chicago's North Lincoln Square neighborhood on the North Side.

"Construction on our five-story luxury development is completed, 95 percent of the units at Lincoln Crossing already are sold, so this is a real opportunity for buyers who need to move into a luxury condominium this summer," said developer Richard Lettvin, president of Lettvin Development Co.

Two two-bedroom, two-bath units priced at $288,900 and $290,900 are available along with a two-bedroom-plus-den, two-bath residence priced at $297,900, Lettvin said.

The three remaining two-bedroom, two-bath residences with 1,179 to 1,222 square feet of living area are priced at $295,000, $314,900 and $315,000, according to Barbara O'Connor of Baird & Warner, the exclusive sales and marketing agent for the development.

"Our pricing includes indoor heated parking in an elevator building, which is unprecedented in this location," said O'Connor.
