Catatoga: A great place to call home near Elgin
If you are looking for an established subdivision to call home, then Catatoga is a great choice.
The community -- near Elgin's far-southwest side -- was built in three phases, according to South Elgin's No. 1 Realtor, Judy LoBianco Nelson of RE/MAX Horizon.
The first phase was built in the mid-1970s and features custom-built residences on half-acre lots. The development is hilly and wooded, and the landscaping of the homes has been well established throughout the three phases. Subsequent phases were constructed and completed by the late 1980s and are built on minimum one-acre lots.
Nelson calls the community "Peaceful, country living with city convenience," as the neighborhood lies in an unincorporated area but is within easy driving distance to shopping and entertainment. The homes in the neighborhood range from ranch models to two stories to a few contemporary-styled homes.
Another perk to the development is the 50 acres of well-maintained trails. Nelson said on a recent drive through the neighborhood that she spotted close to a dozen people out for a walk on the trails.
Right now, there are four homes currently listed with average prices in the high $300,000 range. However, Nelson said home sales in the last 24 months have yielded and average price in the low-$300,000 range.
"It is beautifully wooded with winding roads," Nelson said. "It's really a hidden treasure, with its lush landscaping and wooded backdrop."
